Land Registry goes live with real-time update service

A new service that gives property professionals real-time online data on the progress of applications to change land-ownership records has launched.

The Land Registry’s new “Application Enquiry” function is expected to reduce the number of telephone enquiries both to the government department itself and between parties involved in property transactions.

Graham Farrant, chief executive of the Land Registry, said the new service had been developed after research showed its previous “Day List Enquiry” system was used by fewer than one-fifth of customers of its secure professional portal..

“Although many rated it highly, a small sampling exercise revealed that most went on to call Land Registry for more information about their application,” he said.  

“The most popular reason was because clients or lenders wanted an update on progress or to find out whether one application may be holding up any subsequent applications.

“We asked customers what they wanted and at the top of their list was whether their application had been looked at and what may be causing a delay.”

The new service, which went live on March 14 and is available for free to 13,000 business organisations, gives a higher level of detail on the status of applications than was available before, including the ability to discover whether any charges on property have been discharged within the previous 30 days.

The Land Registry, which is part of the Department for Business, Innovation and Skills, said conveyancers who tested the service believed it would reduce their need to call for updates on applications. 

It added that lenders felt the service would reduce their need to chase up solicitors for details on what could be causing delays.
